Terms & conditions

1. Scope

These Terms & Conditions apply to all bookings made directly through Visit Noto Stays for holiday accommodation located in Noto, Sicily, including properties in Noto Historic Center and Lido di Noto. By making a reservation, guests acknowledge and agree to these Terms & Conditions.


2. Booking & Contract Formation

A booking becomes binding only after:

  • Confirmation by Visit Noto Stays; and
  • Receipt of the required payment.

The rental agreement is concluded between the guest and Visit Noto Stays.

Visit Noto Stays reserves the right to refuse booking requests at its discretion prior to confirmation.


3. Payment Terms

Unless otherwise agreed in writing, full payment of the reservation amount is required prior to arrival.

Accepted payment methods may include:

  • Bank transfer
  • PayPal
  • Credit card payments through approved booking systems

Failure to complete payment within the specified timeframe may result in cancellation of the reservation.

Visit Noto Stays reserves the right to require a refundable security deposit for selected bookings. Any applicable deposit will be communicated prior to booking confirmation.


4. Cancellation Policy

The following cancellation policy applies to direct bookings unless otherwise agreed:

  • Cancellation 14 or more days before arrival: 100% refund
  • Cancellation 7 to 13 days before arrival: 50% refund
  • Cancellation less than 7 days before arrival: no refund

No refunds will be issued for no-shows, early departures, unused nights, or shortened stays.

Refunds will be processed using the original payment method whenever possible.


5. Mandatory Online Check-in & Identification

Italian law requires accommodation providers to register guest information with the competent authorities.

All guests must complete the required online check-in process before arrival and provide valid identification documents.

Failure to provide the requested information may result in denied access to the property without entitlement to a refund.

Guests are responsible for ensuring that the information provided is accurate and complete.


6. Tourist Tax

Guests are responsible for payment of any applicable tourist tax (Imposta di Soggiorno) required by the Municipality of Noto.

Where the tourist tax is not included in the booking price, it must be paid according to the instructions provided prior to or during the stay.

The applicable rates and exemptions are determined by local regulations and may change without prior notice.


7. Check-in & Check-out

Unless otherwise agreed:

  • Check-in: from 3:00 PM
  • Check-out: until 11:00 AM

Early check-in and late check-out may be available upon request (additional charge) and subject to availability.


8. Guest Responsibilities

Guests agree to:

  • Treat the property with care and respect
  • Respect neighbours and local community rules
  • Avoid excessive noise, particularly during nighttime hours
  • Comply with all applicable local laws and regulations
  • Maintain the property in a reasonable condition during the stay
  • Not exceed the maximum occupancy stated in the booking confirmation

The maximum occupancy for all properties managed by Visit Noto Stays is strictly limited to the number of guests stated in the reservation.


9. House Rules

The following rules apply to all stays:

  • No parties, events, or gatherings are permitted
  • No commercial activities may take place within the property
  • Air conditioning should be switched off when leaving the property
  • Guests must respect local quiet hours
  • Package or mail deliveries to the property are not permitted unless previously agreed

Violation of these rules may result in immediate termination of the stay without refund.


10. No Smoking & No Pets

Smoking, vaping, and the use of electronic cigarettes are strictly prohibited inside the property.

Pets are not permitted unless explicitly authorized in writing prior to arrival.

Additional cleaning, deodorizing, repair, or damage-related costs resulting from violations may be charged to the guest.


11. Damages & Additional Charges

Guests are responsible for any damage caused to the property, furnishings, equipment, keys, or other contents during their stay.

Visit Noto Stays reserves the right to recover reasonable costs associated with:

  • Repairs
  • Replacement of damaged items
  • Lost keys
  • Excessive cleaning requirements
  • Unauthorized smoking
  • Unauthorized pets
  • Violations of occupancy limits

Supporting documentation may be provided upon request.


12. Liability

Visit Noto Stays shall not be liable for:

  • Personal injury, illness, or accidents occurring during the stay
  • Loss, theft, or damage to personal belongings
  • Temporary interruptions of utilities, internet services, or public infrastructure beyond reasonable control
  • Noise, construction, weather conditions, or other circumstances outside reasonable control

Guests are encouraged to obtain appropriate travel insurance.


13. Force Majeure

Visit Noto Stays shall not be liable for cancellations, delays, interruptions, or inability to provide accommodation due to events beyond reasonable control, including but not limited to:

  • Natural disasters
  • Extreme weather events
  • Government restrictions
  • Public health emergencies
  • Utility failures
  • Transportation disruptions


14. Data Protection

Personal data is processed in accordance with applicable data protection laws, including the General Data Protection Regulation (GDPR).

15. Governing Law & Jurisdiction

These Terms & Conditions are governed by the laws of Italy.

Any disputes arising from or relating to these Terms & Conditions shall be subject to the jurisdiction of the competent courts in Italy.
